Please read the Rental Conditions carefully.
1.Introduction
The rental conditions refer to holiday accommodations rental at the prices indicated in the price-list (WEB-SITE). The minimum rental period is one week, from Saturday to Saturday, or for periods multiple of a week. Except on special occasions may be possible if accepted on request. after decision of CASALPIANO SRL.
2.Reservation Confirmation and Payment Conditions

a) The client has filled out and signed the enclosed booking form. This form is binding.
b) Advance payment of 30% of the total due.
c) Payment can be made by means of bank transfer, personal cheque, registered cheque,
Please note: fax, e-mail or telephone bookings shall remain valid for maximum seven days. The payment due and the form duly filled out and signed must be received within this time: booking shall otherwise be cancelled.
3. Various Conditions
On our receipt of payment, we shall send the client his booking confirmation which must be handed to the renter to be able to take possession of the rented unit, valid for the names and the period written thereon. It is prohibited to transfer the voucher to others or to show up in a greater number of persons than those indicated in the voucher, given that apartment occupation is limited to the number of persons mentioned in the voucher. The owner can refuse access to the persons in excess.
4. Arrival and Departure
Arrivals are expected on Saturday between 5:00 p.m. and 8.00 p.m.. Departures must be effected on Saturday, by and no later than 10:00 a.m. . If the arrival of the client is not possible within the hours indicated, the client must inform the key-holder at the number indicated on the voucher, so that a new meeting time can be arranged. If the key-holder is not informed he cannot be held responsible for eventual problems on the delivery of the keys. If the client is unable to occupy the apartment on the arrival day or the hour expected, for difficulties during the journey, strikes or personal problems there is no possible reimbursement. The same rule applies for an early departure.
5. Damage Deposit
On arrival, the client must pay the owner or his appointee a deposit of € 150, 00. The deposit will be returned at the time of departure, but for holding back sums owed for any damage caused or for expenses not included in the contract. In the event this payment is not made, the person responsible reserves the right to refuse the keys.
6. Your Liability
The tenant undertakes to occupy the accommodations respecting the rules of a good neighbour. The client himself must see to cleaning dishes and kitchen materials, as these are not included in final cleaning.
7. Complaints
The apartments are handed over to the client clean and in order. The client who does not intend to accept the condition of the rented accommodations must do so at the moment he enters, in the presence of the renter or his appointee. If the client leaves the unit rented before speaking with the Casalpiano appointee, he loses all rights.
8. Changes or Cancellation
Cancellation Norms: Should the client decide to cancel his booking, he shall lose the whole advance payment if it happen until 30 days before the start of rental and 100% of the total due and played if it happens within 29 days before the start of rental. The waiver must be made in writing (registered letter or fax).
9. Law and Jurisdiction
For any legal controversies, the Court of Livorno shall have exclusive competence. Signing the booking form and booking itself implies knowledge of the rental conditions and involves their acceptance without reserve or exceptions. The person who signs the form shall be held responsible for the rental. A compulsory announcement about the law L.269/98 art.16 -this law punishes with imprisonment for offences regarding prostitution and juvenile pornography, even if they are committed in a foreign country.
10. Prices
Fees are intended as weekly, from Saturday to Saturday, and include the rent for the number of persons provided in the catalogue (web-site) consumption of water, electricity, linen and towels. Any additional costs are stated on the apartment form (web-site) and paid to key-holder. These conditions and related price-list are valid for season 2010.
11. Accommodation Services
The property do not admit animals. Failure to declare the presence of animals shall give rise to immediate booking cancellation with no right to reimbursement.
The period of availability of the pool is specified in the price-list (web-site) and is subject to atmospheric conditions.
